What is covered in a Commercial Property Inspection?


Commercial property inspections are intended to gain a more detailed assessment of the buildings foundation, support, inner workings like electrical, plumbing and HVAC of a property. But just like a home inspection it is a non-invasive examination of the building where we will test what appears to operable and safe (plumbing, electrical, HVAC, etc.,) and document the current condition of the property.

Commercial VS. Residential


​Commercial buildings are different than residential, from the materials used, their usage and the minimum building code standards are NOT the same. Electrical wiring in commercial building must be wrapped in metal sheath, while residential homes can be wrapped in plastic. HVAC systems in commercial buildings are also different, more complex. Plumbing may be similar but a bigger building means more plumbing. Commercial buildings are held to a higher standard and more regulations for safety such as the number and location of smoke detectors, fire alarms and fire exits. Contractors are required to follow ADA (American Disabilities Act) guidelines for doorways and bathrooms as well.
